Rentals in Coach Light Manor are an agreement between the home owner and the renter, regulated by the rental rules of the Association.

Our current monthly maintenance fee is $196 which includes grass cutting, maintenance and replacement of trees, trash pickup, access to our heated pool, boat launching ramp, clubhouse and other amenities. This fee includes $16.29 for an SBA loan repayment. The maintenance fee does not include any utilities or TV/internet service. Your total monthly bill from Coach Light Manor will be $196 plus the actual cost of the water you used during the month.
Coach Light Manor does not have a lot rent fee. Local lot rent parks charge from $1000 to $1750 monthly in lot use fees. As an owner of our cooperative, you will never have a lot rent charge. Beware of real estate listings that show no monthly HOA fees and do not mention lot rent. A mobile home park must have either lot rent or a monthly fee to sustain it's operations. These fees are not always clearly shown in sales literature.
Dog ownership is limited to homes that are located on either side of the outer perimeter streets of the Park A maximum of two (2) dogs OR one (1) dog and one (1) cat in Unit Numbers 1 through 42, 53, 61, 62, 76, 77, 92 through 120, 127, 128, 139, 140, and 158 through 180. (Units located on either side of outer perimeter roads Coach Light Drive, Windjammer Way, West Hampton Drive,
and Williamsburg Way.) Dogs must be 30 pounds or less. Dogs must be kept on a leash.
Pets must be spayed or neutered, proof of vaccines required yearly, and owners are expected to clean-up after their pets. No pets are permitted in the recreational areas or the Marina. For futher details or information about a Service dog, please contact our office.
Coach Light Manor has a limited number of boat storage spaces. Inquire for current availability. The yearly rental fee is $200, far below commercial boat storage fees in Florida. (Typically $10-20/mo per foot for dry rack/stack storage. $15-$50/mo per foot for wet slips.)
Owners using our boat storage are are required to provide proof of boat insurance and registration. See our Rules & Regulations for details.
Estero Bay and the Gulf of Mexico are directly accessibile via Mullock Creek. Our boat launching ramp and large dock are on Mullock Creek. Mullock Creek is behind lots 99 through 115. There are 17 houses on the south side of Windjammer Way that have private docks. There are no bridges to deal with on your way to the Gulf.

No, you own a portion of the park. You own one of 179 ownership certificates for the Coach Light Manor Association LLC that owns the property and facilities. This certificate entitles you to use of a home site with limitations as described in our community documents and use of all community amenities. Homes and other features on the site are subject to the approval of our Architectural Control Committee. For tax purposes you own real property subject to property taxation. As a certificate holder you have a vote in the election of our Board of Directors and in approval of changes to our Bylaws.
Yes, our owners all pay property taxes on their home and a portion of our park land. Property tax rates vary from year to year. The average tax bill issued Nov 1, 2025 for the first five new elevated houses installed in 2023/24 is $126/mo if paid by Nov 30. Florida counties offer 0% to 4% discounts depending on when taxes are paid. Taxes for older homes are similar depending on the size and level of improvements.
Yes. You will be required to have a Lee County permit to install a new home in Coach Light Manor. It can be a slow process. Your mobile home dealer can handle that.
You will need the approval of our Architectural Control committee to assure that the home you selected fits with the lot you have chosen. You can contact our office to get this process started.
Our Social Club organizes a monthly dinner and a breakfast along with holiday celebrations through snowbird season. We have shuffleboard, bocce and swimming outside. Card games of all types are common in our clubhouse year around. We have had a bowling league, book club, yoga classes, dominoes, rummikub, bingo, water aerobics, morning exercise class and other activities to suit the interests of owners as volunteer organizers and interested participants were available.
None. Coach Light Manor is owned and managed by our 179 resident/owner certificate holders as a cooperative association under Florida State law. Our association is a non-profit corporation. Our park is conservatively managed by our elected Board of Directors.
Resident owned coop parks are not responsible to corporate owners for net profits and are not at risk of being sold when the land increases in value.
Coach Light Manor is a cooperative association. We have no management company or it's expenses. We have a few office and maintenance employees to support our daily operations. Management responsibilities are carried out by a board of directors who are all volunteers and our fellow park owners. They are elected at our annual meeting. Activities are organized and supported by committees of volunteers. Participation in these committees is a great way to become a part of our community.
Florida law provides that HOA's and associations like ours can make Special Assessments for repairs and other purposes These assessments can be a large unplanned expense for home owners. Community building roof replacements, hurricane damage and the cost of other repairs and improvements can be passed on to members through assessments if the HOA has not budgeted for them. Coach Light Manor's resident owners obtained a 360 month, 1.87% loan from the Small Business Administration to fund needed hurricane Ian repairs to our office, clubhouse and other common property. Repayment of this loan is covered with a $16.29 addition to the monthly maintenance fee. This loan provides a low cost source of rebuilding funds, preserving our reserve funds for emergencies, planned maintenance and improvements, with only a modest increase in monthly charges. Our fees are among the lowest in Lee county for a resident owned park
Only two vehicles are allowed per home and must be kept in the carport or driveway. Driving and parking on lawns are not permitted. Commercial vehicles, RVs, campers, boats, and trailers are not to be parked in carport or residential areas except for a period approved by the Board of Directors. Major repair work on any vehicle is not permitted in the driveway or anywhere else in the Park unless approved by the Board of Directors. Unnecessary sounds of vehicle horns are not permitted. Guests that stay for longer than 30 days must be approved by the Board of Directors. Guests that are approved to stay on a temporary basis for longer than 30 days, will be required to undergo a credit check and background screening at their own expense, using Coach Light Manor's approved system before the stay begins.
