Our residents faced the aftermath of Hurricane Ian. Although our community was hit by Ian, we are proudly pulling together to restore our community to be better than ever.
We gratefully appreciate all the volunteers, residents, and community in their donations, time and efforts.
It is times like these that reminds us all of how much we need one another.
Some of our residents have decided to move back with their families or are unable to make repairs and have listed their home or lot for sale. Posted below are the current lists of homes and lots without homes for sale. Our listing of lots for sale includes a maximum home size that will fit on each lot.

Rentals in Coach Light Manor are an agreement between the home owner and the renter, regulated by the rental rules of the Association.

Coach Light Manor does not sit directly on South Tamiami Trail (also called Hwy 41). Our single entrance is about 50 yards West of S. Tamiami Trail off of Park Road.
Our current monthly maintenance fee is $182.81 which includes grass cutting, maintenance and replacement of trees, trash pickup, and access to amenities and includes $15.65 for SBA loan repayment. The maintenance fee does not include electricity or water. Natural gas is not available.
Coach Light Manor does not have a lot rent fee. Some local corporately owned parks charge lot rents that can exceed $1000/mo. As an owner of our cooperative, you will never have a lot rent charge. Beware of real estate listings that show no monthly HOA fees and do not mention lot rent. A mobile home park must have either lot rent or a monthly fee to sustain it's operations. These fees are not always clearly shown in sales literature.
Coach Light Manor is a cooperative association. We have no management company or it's expenses. We have a few office and maintenance employees to support our daily operations. Management responsibilities are carried out by a board of directors who are all volunteers and our fellow park owners. They are elected at our annual meeting. Activities are organized and supported by committees of volunteers. Participation in these committees is a great way to become a part of our community.
Coach Light Manor is owned and managed by our 179 resident/owner certificate holders as a cooperative association under Florida State law. Our association is a non-profit corporation.
Florida law provides that HOA's and associations like ours can make Special Assessments for repairs and other purposes These assessments can be a large unplanned expense for home owners. Community building roof replacements, hurricane damage and the cost of other repairs and improvements can be passed on to members through assessments if the HOA has not budgeted for them. Coach Light Manor's resident owners approved a process where we will take advantage of a 360 month, 1.87% loan from the Small Business Administration to fund needed hurricane Ian repairs to our office, clubhouse and other common property. Repayment of this loan is covered with a $15.65 addition to the monthly maintenance fee. This action provides a low cost source of rebuilding funds, preserves our reserve funds for emergencies and planned improvements, and helps keep our fees among the lowest in Lee county for a park of our type.
Coach Light Manor has a limited number of boat storage spaces. Inquire for current availability. The current yearly rental fee is $200.00.
Estero Bay and the Gulf of Mexico are directly accessibile via Mullock Creek. Our boat launching ramp and large dock are on Mullock Creek. Mullock Creek is behind lots 99 through 115. There are 17 houses on the south side of Windjammer Way that have private docks.
Dog ownership is limited to homes that are located on the outer perimeters of the Park. Unit owners in Units 1 through 30, 93 through 115 and 170 through 180 (the “Outer Perimeter “) may have one cat or one dog. Dogs must be 25 pounds or less. Dogs must be kept on a leash.
Units 31 through 92 and 116 through 169 (the “Inner Perimeter”) may have one cat, but no dogs.
Pets must be spayed or neutered, proof of vaccines required yearly, and owners are expected to clean-up after their pets. No pets are permitted in the recreational areas or the Marina. For futher details or information about a Service dog, please contact our office.
Only two vehicles are allowed per home and must be kept in the carport or driveway. Driving and parking on lawns are not permitted. Commercial vehicles, RVs, campers, boats, and trailers are not to be parked in carport or residential areas except for a period approved by the Board of Directors. Major repair work on any vehicle is not permitted in the driveway or anywhere else in the Park unless approved by the Board of Directors. Unnecessary sounds of vehicle horns are not permitted. Guests that stay for longer than 15 days must be approved by the Board of Directors. Guests that are approved to stay on a temporary basis for longer than 30 days, will be required to undergo a credit check and background screening at their own expense, using Coach Light Manor's approved system before the stay begins.
